## How this estimate works

Property tax is set locally, so two neighbors in different school districts can pay very different amounts. A statewide effective rate smooths that out: it is the tax a typical homeowner pays as a share of what the home is worth, which already reflects assessment practices and common exemptions in that state. Multiply it by your home's value for a first estimate.

For a closer figure, use your own rate: divide last year's tax bill by your home's market value and enter it in the rate box. Ask your county assessor or tax collector for the rates and exemptions that apply to your address.

Property tax is one of the [state and local taxes](/glossary#salt-deduction) you can deduct if you itemize, within the $40,400 SALT cap for 2026. For income tax by state, see the [state income tax map](/states); for sales tax, the [sales tax calculator](/sales-tax-calculator).

## Frequently asked questions

### How is property tax calculated?

Local governments (counties, cities, school districts and other districts) set property tax rates and apply them to the assessed value of your home, after any exemptions. This calculator uses each state's effective rate instead: the median tax homeowners actually pay divided by the median home value. At the US rate of 0.89%, a $400,000 home pays about $3,562 a year.

### Which state has the lowest property tax?

Hawaii, with an effective rate of 0.27% of home value, followed by Alabama, Idaho, Arizona and South Carolina. West Virginia has the lowest median bill, $881 a year.

### Which state has the highest property tax?

Illinois has the highest effective rate, 1.92%, followed by New Jersey, Connecticut, New Hampshire and New York. The highest median bill is in New Jersey: $9,358 a year.

### Is property tax deductible?

Yes, if you itemize. Real estate taxes on your home count toward the deduction for state and local taxes (SALT), together with state income or sales tax. For 2026 the SALT deduction is capped at $40,400 ($20,200 married filing separately), reduced for modified AGI over $505,000 but not below $10,000.

### Why is my property tax bill different from this estimate?

Your bill depends on your county, city and school district rates, how your home is assessed, and exemptions such as homestead, senior or veteran exemptions, none of which a statewide rate can capture. Divide your last bill by your home's value to get your own effective rate and enter it in the calculator.
